Removal and Trucking of Boilers and Chillers from Commercial Facility

Heritage provided labor and equipment to rig and remove two boilers and three chillers from a commercial facility. The client selected Heritage for its competitive bid, strong safety record, and proven ability to deliver results under tight deadlines in active facilities.

The work supported a broader renovation initiative, making it essential for Heritage to meet or exceed schedule expectations. With the client de-energizing, isolating, capping, and air-gapping all electrical, steam, and gas lines—and draining fluids from the units—Heritage could mobilize and begin rigging work immediately on day one. Heritage began by disconnecting the process piping back to the nearest hangers and valves. Simultaneously, the team removed the main roll-up door to allow unobstructed equipment access, reinstalling it after the project so precisely that it appeared untouched.

Once the access and disconnections were complete, Heritage transitioned into the main rigging phase. The team jacked and skated the boilers through a narrow doorway, using protective plates to safeguard the asphalt driveway. The chillers followed the same removal sequence to reach an external staging area.

Each unit, weighing between 35,000 and 50,000 pounds and mounted on isolators and housekeeping pads, required Heritage to make frequent rigging adjustments and reconfigurations. The team then loaded all the equipment onto trucks bound for resale at a used equipment dealer.

THE CHALLENGE

The scope of this project included:

  • Rigging and removal of two boilers and three chillers from an active commercial facility
  • Performing all work without disrupting surrounding operations
  • Operating under a tight project schedule as part of a larger renovation effort
  • Navigating confined spaces, including tight door openings and sensitive floor areas
  • Ensuring zero damage to surrounding equipment, floors, walls, and ceilings
  • Meeting safety and logistical demands posed by units weighing up to 50,000 lbs
  • Coordinating with the client’s preparation, including line isolation and fluid drainage

THE EXECUTION

Heritage utilized a crew of four and various rigging equipment, including 5,000, 15,000, 30,000, and 45,000 lb-capacity lifts, scissor lifts, road plates, and specialized tooling. The crew completed the project without damaging any infrastructure or active systems. The work was finished in just eight days, ahead of the original schedule.
